About Pathfinder
Every family deserves a place to call home.
Pathfinder was built on a simple idea: every family deserves a place to call home. Whether you’re building for family living, aging-in-place, or extra income, Pathfinder makes that possible by turning your property into a solution for the people you love and the future you're building.
The Founder
Hi, I'm Steve.
Steve O’Brien | Husband & Father | Professional Engineer
I started Pathfinder because I kept hearing the same story from homeowners: they knew an ADU made sense for their property, but the process stopped them cold. Confusing zoning rules. Architects who handed them off to engineers who handed them off to contractors. Costs that weren't what anyone promised. And no single person willing to own the whole thing.
"I built Pathfinder to be the person I'd want in my corner if I were the homeowner: technically sharp, process-obsessed, and always on your side."
Before Pathfinder, I spent eight years as an Army Engineer Officer, leading complex, high-stakes projects under pressure, coordinating large teams, and being accountable for outcomes that actually mattered. I graduated from West Point, served in both conventional and special operations units, and finished my time in uniform with the Army Corps of Engineers. Along the way, I earned my Professional Engineer license in Civil Engineering.
That background shapes everything about how Pathfinder operates. Not because military experience is a marketing credential, but because it built habits that are genuinely rare in this industry: meticulous planning, clear communication, and a refusal to let things fall through the cracks. When I tell you I'll handle something, it gets handled.
Pathfinder operates as your owner's representative, not a general contractor. That distinction matters. We don't mark up materials. We don't have preferred subs we're steering you toward. Our fee is fixed and transparent, and our only job is to get you the best possible outcome. Every vendor we recommend, every decision we make, is filtered through one question: what's right for you?
I live in Greater Boston with my family. This is my community, and these are my neighbors. I built Pathfinder to do right by them one project at a time.
How We Work
The Pathfinder Standard
01
We represent you. Full stop.
As your owner's representative, our fee never changes based on which contractors or consultants we hire. There's no markup, no kickback, no financial incentive to steer you anywhere but toward the best outcome.
02
No surprises. Ever.
Fixed fees at every phase. Clear scope before you commit. We tell you what things cost, why they cost it, and what you're getting for every dollar before you spend it, not after.
03
One team that sees it through.
The days of being handed off from architect to engineer to contractor are over. Pathfinder owns the process from feasibility to certificate of occupancy. You have one point of contact who is accountable for all of it.
